We have available a vast land covering 450 acres situated at Okyereko (Six (6) minutes drive) from the police barrier at Kasua in the Central Region of Ghana which is very closed to Accra.

This land is been used for a Gated Community Real Estates – code named “JORLEY HOMES” with different classification of houses. These are available for customers to pick any portion of their choice for development. Further, customers are given the option to come along with their own design of building which would be built on the parcel of land they opt for.

In JORBIES Limited, premium is being placed on our slogan – ‘your satisfaction is our concern’ hence we do not have low rated types of standardized houses. We would build your choice of houses on our vast land at an affordable price.

Security is placed on the residences in our community whilst we would co-exist well with our indigenous settlers.

We also have about 120acres of land being sold as serviceable plot to prospective clients on ninety-nine (99yrs) years leasehold.

TERMS OF PURCHASE

The Estate shall be managed by an estate management company (the Jorley Estate Management Office) which shall, among other things, have responsibility for the maintenance of the vision for quality environmental and community standards. This will in addition ensure that property values continue to appreciate over the life of the Estate to the advantage of each individual property owner.

ENFORCEMENT OF BY-LAWS & BUILDING REGULATIONS

Normal Central Region or Greater Accra Metropolitan Area Bye-laws relating to Residential Area standards will be kept and will be incorporated in all leases.

These will include

  • Prohibitions of the rearing of animals like sheep, goats and chickens on the Estate
  • Prohibition of hawking of food and goods on the streets, pavements or sidewalks.
  • Prohibition of the use of frontages and premises for commercial purposes except where permitted in the
  • Estate Design.
  • Enforcement of regulations on noise pollution.

Owners wishing to alter or extend their buildings, or in any other way develop their property shall be required to obtain the prior written approval of the Estate Management so as to preserve the architectural integrity of the Estate.

The same principle shall be observed with respect to alterations to front walls to maintain standards. Jorley Estates shall have the first option for executing any such development work.

ZONING CONTROLS

Purchasers requiring to use their properties for commercial activity should indicate their wish at the time of purchase, so that they may be allocated an appropriate plot. Commercial activity will not be allowed outside of areas zoned for this purpose.

We undertake projects to clients specifications and build on those projects till it is closed to clients satisfaction.

LOANS

JORBIES LIMITED has targeted small scale or the low income earners such as the drivers in unionized organizations (e.g. GPRTU of TUC, PROTOA, PEACE CO-OPERATIVES etc.), Chop Bar operators, petty traders etc which has been neglected by the traditional banks. Jorbies has pull these credit worthy individuals into a pull who can access loans for a short term

Loans are initially given to this target groups and they in turns pay back daily in a form of susu contributions. This relieve them from the hustle they go through in getting their capital base for a start up business or revamping of old business. Also such moneys advanced are used by them to buy engines for their cars, pay wards school fees, set spouse into business, purchase housing and home appliances they have long to acquire etc.
Under this scheme, JORBIES also purchased cars for the union itself or the individual drivers who have prove loyalty and integrity towards the servicing of their initially advanced loans or money.

The rental price of any advancements is spread equally for the duration of the facility hence customers does not feel the repayment of the money – principal and interest

This scheme is structured in two parts.

FAST LOANS - Happy Urself (“enigya nkoa” or misee son”)

This is designed for clients or staff who cannot wait for a few weeks or days due to a sudden incident. Tangible reason and or ability to pay i.e credit worthiness are the initial assessment or appraisals’ when a customer applied for a facility. This customers are screened under the 8Cs model and JORBIES appraisals’ code-named COMPARI

Such customers do not have to be delay because of the pervasive nature hence after given the necessary collateral and having completed the necessary documentary processes and procedure - they are given the loan.

Loans under this scheme are paid daily as usual, weekly or monthly which ever suite the clients’ or customer’s business operations.

An extra charge is placed on the interest to serve as a security and cost on capital for not waiting – premium charges. However, the interest drops or reduces when such a customer completed payment and applies for another loan.

INVESTMENT LOANS - slow but sure (“kakra kankra” or “Fio-Fio”)

Scheme two is based on the fact that client has to do some initial deposit(s) or contributes the susu for some time – at least three months (3Months) in order to enjoy this loan. A minimum contribution of Gh¢5.00 is acceptable.

Contributors are given a loan as much as triple the amount in their investments which would be used as collateral for the loan granted.

Customers under “slow but sure” (“kakra kankra” or “Fio-Fio”) also goes through an assessments process not as rigid as “happy urself” but robust enough to know the 5Cs of the customers’ need are satisfied accordingly.
